Chris founded Houston Capital in 1989, as one of Houston's first mortgage broker firms. The firm's philosophy was to provide a high level of service platform meeting the needs of Houstonians and the firm's loan officers. The company model was to build longstanding customer relationships through Realtor referrals and repeat clientele. By 1991, Chris saw the need to migrate the company into a correspondent mortgage banking firm adding warehouse lines.
Houston Capital is an independently owned small business success story. The company performs in an exemplary manner with respect to delinquencies and foreclosures, and has the highest performance rating in HUD's FHA Connection for the Houston area. Houston Capital is held in high regard by its secondary market partners, due to the company's experienced management and loan quality history for over two decades. Because of Houston Capital's tenured reputation, many national lenders enter the Texas market having Houston Capital offering their products.
Chris launched his real estate career in 1981 as a licensed Realtor at the House Store. In 1982, he entered the mortgage industry joining Mid America Mortgage, a respected established local lender. Within a few years, Chris and other Mid America employees joined Southmark Mortgage to open and establish offices for the Houston area. Southmark Mortgage, like many other savings bank-owned mortgage companies in the 1980's , became a casualty of the Savings & Loan crisis and was absorbed by the Resolution Trust Corporation (RTC). The S&L crisis, compounded with the downturn in the heavily dominated oil & gas sector of the Houston economy, presented tremendous challenges for local mortgage lenders. At this tough economic time, Chris had vision to see the path forward and founded a new business, Houston Capital Mortgage.
Chris is a native Houstonian. He grew up in Spring Branch/ Memorial area, where he met his high school sweetheart and wife, Cathy. They both graduated from University of Texas Austin in 1981. He has been involved in local mortgage associations for many years. Chris and his wife, Cathy, have two sons, Michael and Stephen. Cathy is a successful builder, contractor & designer, owner of Viviano Design & Construction. Michael is pursuing his graduate degree in architecture at University of Houston. Stephen is in his third year of medical school at UT Houston. Chris is an avid road cyclist, and in his spare time enjoys performing arts, travel, fly fishing and time with family and friends.

Stacy G London is the President of Houston Capital Mortgage. Stacy joined Chris as his partner in Houston Capital in 1996. This successful partnership has enabled the firm to develop and expand its operations. In the mid 1990's, Houston Capital was selected to participate in FNMA pilots on underwriting technology and mortgage products. The firm evolved into a full service mortgage banker, adding delegated underwriting and direct endorsement authority for HUD/FHA. Together, Chris & Stacy have proudly grown Houston Capital and continue to excel in the industry.
Stacy regularly conducts media interviews and speaks on mortgage related topics. She holds the highest professional mortgage industry designation, the "CMC' certified mortgage consultant. Stacy has always been driven by passion for public service & the betterment of the industry. Her philosophy is one of giving back, and is the underlying reason for a career dedicated to volunteer and appointed roles in this capacity. In 2008, she was appointed by the Texas Governor to a six year term on the Finance Commission of Texas, as the sole representative for the Texas mortgage industry. The Finance Commission regulates Texas banks, thrifts, mortgage lenders and other consumer financial entities. Stacy previously served two terms from 1999-2006 on the Texas Savings & Mortgage Lending's Advisory Board, where she was instrumental in developing the rules regarding Texas mortgage licensing. She is a longstanding member of HMBA and TMBA. Prior to that, she was a past president and legislative director for GHAMB for over ten years, and past vice president of TAMB.
In 1982, Stacy launched her career as a residential loan officer with Foster Mortgage, a savings bank-owned mortgage firm. Back in the early 1980's, woman were scarce in production roles and were predominantly involved in operations. In the late 1980's, the S&L crisis resulted in significant setbacks in mortgage lending, and non-bank owned mortgage firms entered the arena. In 1986, Stacy joined North American Mortgage, a highly respected locally owned mortgage company. North American's emphasis was on builder relationships & new construction. She was hired to develop & expand the firm's presence into the Houston Realtor Community by establishing Realtor relationships. She developed Realtor training materials and presented seminars and spoke throughout the marketplace. Stacy was a member of the Top Producer Council throughout her employment, and was often recognized with awards and achievements. In production management, she successfully mentored & managed other originators.
As North American changed owners for the third time, her focus turned to Houston's developing brokerage community. In 1990, Stacy was a founding partner of RMC Financial, a local mortgage brokerage firm. There were many new start-up mortgage brokerage firms at this time, and most of the firm's owners were friendly competitors. With the emergence of brokerage and challenges present in the local mortgage market, Stacy saw the need for an association to serve the needs of this sector. In the early 1990's, she was a founding member of the original Houston Mortgage Brokers Association. By the mid 1990's, she desired to ascend to the next lending level into mortgage banking. Seeing great potential in a new partnership opportunity, Stacy joined forces with Chris Viviano at Houston Capital Mortgage.
Growing up in the Northeast, Stacy got to Texas as quickly as possible, graduating from Bellaire High School in 1978. There, she was a member of the prestigious Bellaire debate squad. She won many awards and tournaments, and was one of two seniors that competed at Nationals. Stacy graduated from University of Texas in 1982, and worked at the Texas State Capital as a legislative intern. She pursued graduate studies, obtaining an MBA in Finance from University of Houston in 1984. Stacy is married to her husband Robert, who is in government service. Her son, Jeremy, graduated from Indiana University and is employed in health care IT consulting with Epic in Wisconsin. She is a 20+ year Houston Rockets season ticket holder, and in her spare time enjoys live music, arts, sports, playing electric guitar and travel.
