What is a reverse mortgage?
A reverse mortgage is a special type of home loan that allows you to convert a portion of the equity in your home into your cash. The Home Equity Conversion Mortgage (HECM) is an FHA insured program, where seniors, 62 and older, can access the equity (cash) built up in their home, while retaining ownership. It is a safe plan that gives older Amercians greater financial security. Many seniors use it to supplement social security income, unexpected medical expenses, home improvements, and more. Borrower Requirements:
- Be 62 years of age or older
- Own your own home (with or without an existing loan)
- Occupy the home as your principal residence
- Participate in a onetime approved counseling session
Financial Requirements:
- No income or credit qualification required
- No monthly loan repayment as long as you live there
- Closing costs can be financed into loan
